Booe Realty – Vacation Rental Policies

Thank you for choosing Booe Realty for your Myrtle Beach vacation. To ensure an enjoyable and seamless stay, please review our Rental Policies below. These terms apply to all reservations made with Booe Realty.

1. Reservations & Booking

How to Book

Browse available properties at booerealty.com or call 1-800-845-0647. For efficient service, please have the following ready:

  • Number of guests

  • Arrival and departure dates

  • Method of payment for deposit

Early booking is recommended for the best property selection.

Office Hours

  • Monday–Saturday: 9:00 AM – 5:00 PM

  • Peak Summer Saturdays (June–August): Open until 6:00 PM
    During peak season, check-in may be delayed due to additional cleaning or maintenance needs.

Rental Types

  • Weekly Rentals: Most properties rent Saturday–Saturday during peak season and holidays. Exceptions may be possible last-minute based on availability.

  • Nightly Rentals: Available on select properties, typically requiring a 3–4 night minimum.

  • Monthly Rentals: Offered in select units (not available during peak season). Stays of 91+ days are tax-exempt, saving up to 13%.

2. Check-In & Check-Out

Check-In

  • Begins AFTER 3:00 PM as properties become available.

  • Summer turnover periods may require additional preparation time.

Check-Out

  • No Later than 10:00am

  • Before departure, guests must:

    • Wash, dry, and put away all dishes; empty the dishwasher.

    • Remove all trash to outside bins/dumpsters.

    • Place rented linens (sheets/pillowcases/towels) on the kitchen floor.
      Do not remove blankets, comforters, pillows, or mattress pads.

    • Remove all personal belongings and all opened food items.

    • Lock all doors and return all keys to the Booe Realty office.

Booe Realty is not responsible for lost, forgotten, or stolen items. Unopened non-perishable food items may be donated at key drop-off.

3. Payments & Deposits

Deposit Requirements

To confirm a reservation, a deposit of ½ of the base rental total or $250 (whichever is greater) is required, plus:

  • Reservation processing fee

  • Red Sky Travel Protection premium (optional but strongly recommended)

Accepted forms of payment:

  • Visa, MasterCard, Discover

  • Personal check or money order (must arrive within 10 days of booking)

Final Payment

  • Received by our office 30 days prior to arrival

  • Late payments, returned checks, or declined cards may result in cancellation and forfeiture of deposits. Returned checks incur additional fees.

A booking confirmation will be available via email and through the guest portal.

4. Cancellation Policy

30+ Days Before Arrival

  • Condos/Townhomes: All monies refunded less the cancellation fee, and travel insurance premium (if purchased).

  • Houses: All deposits paid become non-refundable once submitted.

Within 30 Days of Arrival – All Properties

  • All monies are forfeited unless the unit is re-rented for the exact dates.

  • Cancellation fees, reservation fees, and insurance premiums are always non-refundable.

5. Travel Protection Insurance

Booe Realty offers Travel Insurance through Red Sky Travel Protection, providing coverage for many unexpected issues before or during your trip.

  • Purchase is optional but highly recommended.

  • Must be added between deposit date and final payment date.

  • For reservations made within 30 days of arrival, insurance must be added on the date of booking.

  • Guests have a 10-day free review period to cancel insurance (if travel has not begun).

6. Guest Requirements & Occupancy

  • The entire rental party must be at least 25 years old (excluding children under the age of 16 years old) and present a valid photo ID at check-in.

  • Maximum occupancy is limited to the number of sleeping accommodations in the property (infants excluded).

  • A complete guest list is required at check-in.

  • Overcrowding, unauthorized guests, or house parties are strictly prohibited and will result in eviction without refund.

Pre-approved groups may require an additional deposit or cleaning fee.

7. Hurricane, Storm & Weather Policy

During hurricane season (June 1–November 30), refund procedures and instructions will be provided at check-in.

  • Mandatory evacuations must be followed.

  • Trip insurance is strongly recommended to protect your vacation investment.

8. Linens & Supplies

Linen Rentals

Linens are optional and available for an additional fee. Basic linen packages include:

  • Bed sheets & pillowcases

  • Bath towels & washcloths

  • Bath mats & dish towels

Bed-making service and Booster Packs are available for an added fee. Please request linens at least two weeks before arrival.

Provided Starter Supplies

Each property includes a starter pack:

  • 1 roll of paper towels

  • 1 trash bag per bin

  • Starter dish detergent and sponge

  • 1 dishwasher pod

  • 1 bar of bath soap per bathroom

  • 1 toilet paper roll per bathroom

Additional supplies are the guest’s responsibility.

9. What to Bring

Guests should bring:

  • Beach towels, toys, chairs, coolers, blankets

  • Cleaning supplies, additional paper products, soaps, detergents, personal toiletries

  • If needed, many local stores offer convenient shopping near our properties.

10. Property Access & Maintenance

Access During Stay

Booe Realty or authorized vendors may enter the property during reasonable hours for repairs, maintenance, or management needs.

Maintenance & Repairs

  • Properties are maintained to high standards; however, issues may arise.

  • Report maintenance concerns promptly.

  • Air conditioning, appliances, cable, internet, pools, and hot tubs cannot be guaranteed.

  • No refunds or relocations will be issued for mechanical failures or service interruptions.

11. Parking

  • Many HOAs restrict boats, trailers, motorcycles, campers, and golf carts.

  • Parking is limited and cannot be guaranteed.

  • Booe Realty is not responsible for parking violations or towing fees.

Please verify parking rules with your reservationist if you have concerns.

12. Pets

  • Only designated pet-friendly properties allow pets.

  • Pets must be disclosed at booking.

  • Undisclosed pets result in eviction without refund plus a $500 penalty.

  • Vaccination records are required before final payment.

  • Weight limits and restrictions may apply.

13. Subleasing & Property Use

Subleasing, assignment, or sharing of the rental agreement is prohibited without written consent. Guests must comply with all HOA rules, local ordinances, and community regulations.

14. Furnishings & Property Descriptions

All properties are individually owned and decorated.

  • Do not rearrange furniture or remove property items.

  • Booe Realty and the owner are not required to provide additional items not currently in the unit.

  • Property descriptions may change, and errors may occur despite our best efforts.

Guests are fully financially responsible for damage, missing items, or misuse.

15. Outdoor Grilling & Fireworks

  • Grilling is permitted only in designated areas.

  • Absolutely no grilling on balconies or porches.

  • Fireworks are strictly prohibited by local law.

16. Departure Cleaning

Departure maid service is required on all reservations and is priced according to unit size.  Refer to Check-out requirements in Section 2.

Additional cleaning fees may apply if these guidelines are not followed.

17. Substitutions

If a reserved property becomes unavailable, Booe Realty may substitute a comparable property.
If no comparable property is available, guests may select from remaining options and pay any additional cost or receive a full refund of deposits.

18. Advanced Tentative Reservations

Guests may reserve the same property for the following year while in residence.

  • Owners receive priority.

  • A non-refundable deposit is required.

  • If a tentative reservation is not made by check-out, the unit becomes available to all guests on a first-come basis.

19. HOA Rules & Violations

Many properties belong to HOAs with strict rules (e.g., noise, parking, pets, motorized vehicles).

Any fines issued due to guest violations will be charged to the guest.
