How do I list my property with Booe Realty?

It’s simple. Give us a call or send us an email, and we’ll guide you through the onboarding process. There’s no commission until your property is leased. We’ll review our initial inspection requirements and the materials we need to get your home “market ready”—a quick conversation that usually takes about ten minutes.

What areas does Booe Realty service?

How will Booe Realty market my home?

We tailor our marketing strategy to target the ideal tenant for your property. Your home will be promoted on our website, in local publications like The Sun News, and through our high-volume inquiry channels—Booe Realty receives up to 75 calls per day from individuals and families searching for rentals.

Will Booe Realty screen prospective tenants?

Yes. Every adult applicant completes a full application and pays an application fee. We verify rental history, employment, income, identification, and credit using a national screening database. All applicants are evaluated in compliance with the Federal Fair Housing Act.

Does Booe Realty require a security deposit?

Yes. We require a one-month security deposit from the tenant. Deposits are held in a regulated escrow account until the tenant vacates. Any unpaid rent or damages beyond normal wear and tear will be deducted, and all deposits are accounted for within 30 days—per S.C. Real Estate Commission guidelines.

Will Booe Realty perform property inspections?

Yes. We complete a thorough inspection before advertising your home to make sure it’s market-ready and to capture high-quality photos. At the end of a lease, our inspector performs a detailed move-out inspection to assess condition and identify necessary repairs.

Does Booe Realty provide maintenance services?

Yes. We work with highly qualified, competitively priced subcontractors and provide 24/7 emergency maintenance through our on-call service center. This ensures prompt attention to both tenant safety and the protection of your property.

How does Booe Realty help me control maintenance costs?

All maintenance requests and expenses are tracked and documented. For non-emergency repairs estimated over $200, we contact you first and provide competitive quotes so you can make an informed decision.

Will Booe Realty provide accounting for my property?

Yes. You’ll receive a monthly income statement detailing rent collected, maintenance charges, and management fees. At year-end, you’ll receive a Form 1099 for tax reporting (we do not provide tax preparation services).

Are pets allowed in my rental property?

That decision is up to you as the property owner and, when applicable, the HOA. If pets are allowed, we generally require a refundable pet fee per pet.

How long will the lease term be?

We typically recommend a 12-month lease. Shorter leases increase turnover and preparation costs, while very long-term leases may limit your ability to adjust rent with changing market rates. Lease renewal processes begin 60 days before expiration and include a renewal inspection.
