2012 RatesWe are currently booking all dates for 2012, requiring deposit and insurance monies to be paid. If you want to book your unit for a particular time, do so before it is not available. If you book the same time each year, YOU need to block it out. Do not rely on our memory to do this for you. EvaluationsWe have completed yet another summer. There are several issues that Booe Realty is working on internally, one being to provide customer feed back to owners and to make you aware of rental expectations. Now is the time to be pro-active and give your unit the competitive edge. Compliments/Concerns/Complaints Unit Maintenance - Above all else, each unit needs to be maintained for health and safety. This is part of the “first impression” of your unit. Bright, clean and updated are the general terms used by customers who have a positive experience upon walking into a unit for the first time. Keep air vents and returns clean, keep blinds in working order, repair any damage to surfaces including ceilings and walls, remove broken or unusable items, keep balconies and exterior clean and clean upholstery, carpets and all linens yearly. Furnishings - When doing our evaluations we will be looking for interiors that are fresh and well kept, not a place for discarded furniture from home. Furniture needs to be in good condition. Be sure the sofas are comfortable to sit on(and sleep on is a sleeper), beds are comfortable with clean pillows and mattress pads, extra blankets and pillows available. Keep flooring and walls in good condition, have matching blinds that allow light in, updated kitchen appliances and adequate cooking utensils and service pieces are a few suggestions. TV/video systems – Each unit should have a minimum of two TV sets with VCR/DVD systems of some kind. Guests ask specifically for units that have TV/video systems in each bedroom as well as all living areas. Just like living at home, parents and children need a little time apart. Some owners have also added gaming systems in the units (ie. Xbox 360, Playstation, etc.). If you have an old one lying around, you may want to think about adding it to your unit. Internet/Phone –“Working” vacations are the norm now. Staying connected is of vital importance to our guests and is a search criteria. Many HOA’s have added internet to buildings and complexes and if they have done so please share that information with us. If you need to get this service individually, we strongly encourage you to do so and make it wireless if possible. Also, every unit MUST have a working telephone for local calls only. We will move guests out of your unit if there is no phone and they request one. Annual Deep Cleaning – No one wants to come on vacation and stay in a place that is dirty. Each week customers call our office with issues about the cleaning. The majority of these issues are items that are only cleaned during the Deep Clean like cleaning out the drawers, baseboards, fans, vents and under furniture. You will receive a letter outlining the services we provide and the charges for those services in December. Part of this Deep Clean is to have the carpet and all upholstery professionally cleaned, as well as all linens and throw rugs in the unit laundered and/or dry cleaned. During the clean we will also do a review of any items that need to be added or replaced. Currently it is optional if we do it or if you do it, but we do let tenants know their unit was cleaned by our staff.

Ideas for your unit to be more rental friendly.

The 10 must-have items in a well-stocked vacation rental kitchenUnless your property is in an area well-populated with restaurants, your guests will probably spend far more time cooking on vacation than they do at home. With fewer take-away and fast food options, they sit down more often for family meals and are often catering for larger groups than usual. Vacation rentals don't always have the best reputation for the quality of kitchen equipment and appliances they offer, and reviews often highlight shortcomings in that area. There's a massive choice of pepper grinders and it's tempting to go for the one that looks fancy or has better form than function. Unless you want to be continually replacing pepper mills, choose one that's durable and is easy to fill. Foodies recommend the Unicorn Magnum or Peugeot models. As more people are using sea salt, a good salt grinder will be welcomed too. Sharp Kitchen Knife One of the most common complaints about rental properties is the poor quality of kitchen knives, as owners tend to buy cheaper knife block sets that may look attractive but deliver poor performance in cutting and chopping. Provide a high quality chef's knife and your guests will love you for it. Cutting board In an ideal situation raw meat should not be cut on the same board that is used for cooked meat, vegetables or other food. Since it's not possible to monitor how your cutting boards are used, ensure they are disinfected between rental groups and provide the best materials you can afford. Sani-Tuff boards are made of 100% rubber and are arguably the best in terms of hygiene and ease of disinfection. Stainless steel measuring cups/spoons Vacation gourmets often use the opportunity to try recipes they don't have the time for at home. Help them out by providing quality measuring equipment. Stainless steel measuring cups and spoons are more durable and hygienic than the plastic variety. Stainless steel pans The arguments about peeling non-stick surfaces and the potential danger to health are many, and although it's not clear what the impact might be, it's far better to err on the side of caution and provide stainless steel pans. A good set with an aluminum or copper core should serve you well for many years of rental use. Avoid sets with glass lids as it's tough to find replacements when they break. Stainless steel colander As with the measuring equipment avoid the cheaper plastic colanders that tend to stain and crack with hard use. Inexpensive metal colanders may look good on purchase but can rust especially in humid areas, so once again, go for the stainless steel option. Blender This should be a standard piece of equipment in a vacation rental kitchen so buy carefully. Check out reviews of which are the best models and choose one that is more likely to stand the varied use it will get. Food processor Aspiring chefs and frazzled moms alike will be delighted to find a food processor since it makes vacation life so much easier. As with a blender, it will get some hard use, so select a moderate to high quality model that is solidly made. The better ones come with holders or stands for the attachments rather than having them stored separately - spending a little more on quality will pay in the longer term. Grater/zester/peeler Forget the "As seen on TV" gadgets and gizmos and supply simple, sturdy and well-made equipment for grating and peeling. A Microplane grater will not break the bank, is good quality and does a great job at grating cheese and zesting lemons and limes. Go for a standard potato/vegetable peeler that can be used by right or left-handed people. Hand mixer An inexpensive hand mixer or even a hand whisk can complete your equipment collection. If you leave a feedback form for your guests to complete, ask them to comment about how your kitchen met their expectations and whether there was anything missing they would have liked. This can often produce some useful suggestions. |
